We are a licensed Florida real estate brokerage based in Ocala. We help people buy, sell and invest, and for the ones who are not mortgage ready yet, we built a rent to own path that is written down and reviewed by an attorney before anyone signs.
A licensed brokerage, not a middleman
Most rent to own arrangements in Florida happen between a private landlord and a tenant, with no licensed oversight and nothing in writing beyond a lease. That is where the horror stories come from.
We are the other thing. The Table Brokerage is a licensed Florida real estate brokerage, license #BK3496295, based in Ocala and serving buyers and sellers across Florida from Gainesville down to Miami and Tampa.
That means every agreement we put in front of you is drafted by an attorney, every term is in writing before you commit, and the brokerage carries the same obligations to you that it would in any traditional transaction. Not a handshake. Not a template downloaded off the internet.
Most people have never been told this exists
Ask around Ocala and you will get two answers about buying a home. Rent, or qualify for a mortgage. If the second one comes back as a no, the conversation usually ends right there. No plan, no timeline, no third option. Just keep renting and try again someday.
That is the part that never sat right with us. Plenty of families can afford the monthly payment. What they cannot do yet is satisfy a lender, usually because of credit that needs time, income that is real but does not fit the box, or savings that are still being built. None of that makes someone a bad bet. It makes them early.
So we built the path between the two, and we put it in writing with an attorney so nobody has to take it on faith.
Not one house. A neighborhood.
Ocala is the fastest growing metro in the country, two years running. That growth is going to reach somebody. The question is who.
We are working toward whole communities of rent to own homes here, not a deal here and there. Streets where a family who was told no last year is putting their name on a mailbox this year.
That is a different thing than closing transactions, and it is the reason this side of the brokerage exists at all.
We are not there yet. We are building toward it, one table at a time.
Both Sides of the Table.
Most brokerages pick a side. We work both, because a rent to own agreement only functions when it is fair to the buyer and worth doing for the owner.
Buyers
For buyers, that means a purchase price fixed the day you sign, a written option to buy, and a term of up to 24 months to get mortgage ready with a lender.
Owners
For owners, that means a vetted buyer in your property, a non-refundable option fee, and terms that hold up if something goes sideways.
Our job is to set the deal at the table so both sides leave with more, and to put every figure in writing before anyone commits to anything.
